Golden is an amazing place to live and invest in Real Estate.  We have seen significant appreciation in the real estate market here over the last several years, with demand outpacing availability.  As a result, many students and parents of students at The Colorado School of Mines come to us looking for homes and townhomes in the Golden area.  There are several great options within a mile or so of campus, from Condos near downtown Golden, to Towhomes or single family homes.  The challenge though is that it usually takes some time to find exactly what you are looking for in this market due to the lack of inventory and demand.  Its best to have a realtor who is looking on your behalf so that you can strike as soon as something hits the market, as most of these homes and townhomes will have multiple offers if it is priced right.

In the past year 72 single family homes have sold within a mile of campus, priced from a low of 166k for a scrape home to over 1 million with an average sales price of $552,140.  These homes stayed on the market an average of 22 days.  Most of the homes closest to campus are now in the 400k range and up. There were 31 townhomes or condos sold in the past year with an average sales price of $387,456. These condos and downhomes stayed on the market an average of 26 days.

One of the more popular areas for students is south on Illinois St just past 19th ave.  This neighborhood is seeing significant appreciation.  There is a mix of family owned and student rentals in this area.  Most of the homes were built in the 1960's or newer, and include, bi level, tri level, ranch, and 2 story homes. There is also an area of townhomes on the southern end of this Neighborhood called the Kinney Run Townhomes.  These townhomes are very popular and tend to only stay on the market a couple of days when they come up.  This neighborhood allows students to walk to school, downtown, the grocery store, bank and has access to great trails and parks.  On the southern end of the neighborhood is Golden High School as well, so this area tends to be popular with families.  If you are looking for something a bit more upscale, the Millstone and Gateway condos on Washington Ave are very nice options as well.  These condos are newer, have nice views and great access to downtown Golden, clear creek and more.
